Resales that sold unusually low

Recent completed HDB resales that sold below both the model estimate and the range where 8 in 10 sales usually land.

These are past sales, not available listings. This list looks back at completed sales. It cannot see renovation or the seller's circumstances, and is not a recommendation or investment advice.

How a sale qualifies

Every result is a completed resale from the latest 12 months. Its recorded price must be at least 10% below the model estimate and below the bottom of the model's likely range. The block must be one the model knows well: at least three resales of the same flat type in that block in the last 24 months, and an estimate range no wider than 40% of the estimate itself.

The model's estimate is worked out after the fact, for the same unit and the month it sold. It may have trained on sales from that period, so this is not a pre-sale forecast. Renovation, condition, view, facing, urgency, family arrangements and cash over valuation are absent from public records.

A high ranking does not mean the buyer got a bargain, or that a similar price is available now. Read the public model track record and estimation method.
