Every HDB resale flat transaction in Singapore, on a map.
resalemap.sg plots all HDB resale flat transactions on an interactive map of Singapore. You can browse block-level price history, filter by town, flat type, price range, floor area, storey, and remaining lease. Each building shows a price-over-time chart and a full transaction table.
This is a record of completed transactions, not a listing platform. Prices reflect what buyers paid at the time of sale, not what sellers are asking today.
The map uses colour-coded price-per-square-foot (PSF) so you can spot value pockets across a town at a glance. Rental trend charts are also included where data is available.
Each building polygon on the map is coloured by one of two modes, toggled via the legend in the bottom-right corner.
Lease remaining (default). Green means more years left on the 99-year HDB lease; red means fewer. The five bands are: 80+ yrs, 70–79, 60–69, 50–59, and under 50 years. Remaining lease affects CPF usage, loan tenure, and resale ceiling, so this is often the first thing buyers want to see.
PSF (price per square foot). Green is cheaper, red is more expensive, based on average resale PSF over the last 24 months. The 24-month window is fixed regardless of any date filters you apply, so the colour scale stays consistent across the map. Mixing 1990 and 2025 prices in the same scale would make the colours meaningless.
Each block shows a fair-value estimate from a statistical model trained on five years of resale transactions and refreshed daily. Rather than asking you to trust it, the model is locked every month before that month's sales register and then graded against them in public, misses included. See the prediction track record.
The same model also powers a monthly quality-adjusted resale price index for Singapore and every HDB town, finer and fresher than the official quarterly index and free to use.
The unusually low resale screen looks back at completed transactions that landed below the model's 80% range. It excludes sparse and high-uncertainty cases and does not represent available listings or recommendations.
Looking ahead instead of back: the MOP radar estimates which blocks finish their 5-year Minimum Occupation Period next, by year, town and flat mix, so you can see where resale supply is coming from.
And for the question every buyer near a future station asks: the MRT effect measures what past station openings actually did to nearby resale prices, block by block over 36 years, with the cases where nothing happened shown alongside the ones that moved.
The affordability map computes a maximum purchase-price envelope from the income, savings, debts, household type and youngest-buyer age entered in the calculator. It applies the published Mortgage Servicing Ratio and Total Debt Servicing Ratio, HDB and bank downpayment rules, Buyer's Stamp Duty, EHG and Family or Singles Grant, and CPF and loan restrictions for shorter remaining leases. The profile is processed once for the calculation and is not stored or logged.
Each block's price is the median of its registered sales from the last 24 months. Where a flat type has too few recent sales, the map uses the same statistical estimate described above and labels it as estimated. Proximity Housing Grant, legal and valuation fees, future income changes, cash over valuation and case-specific eligibility decisions are outside the calculation. Use the result for planning, then verify it with an HFE letter and a lender before committing.
Everything on the site is available machine-readable: a free, no-key REST API
(OpenAPI spec, rendered docs) and an
MCP server at https://resalemap.sg/mcp that AI agents can query for
transactions, estimates and the price index. Details and fair-use notes on the
docs page.
The site records anonymous usage statistics — which filters are used, which buildings are viewed — to guide future development. No accounts, no names, no IP addresses are stored. Each visit gets a random session ID that expires when you close the tab.
